Business Development Manager, Multifamily Ventilation and Exhaust Duct Sealing

SUMMARY:

Aeroseal is seeking a Business Development Manager to drive awareness and to achieve our growth goals for Aeroseal's commercial ventilation and exhaust duct sealing across the high-rise multifamily market. This role builds executive-level relationships and earns trusted-advisor status with referral partners and decision-makers across engineering and commissioning firms, energy and environmental consultants, utility incentive program administrators, multifamily owners, developers, property management platforms, and delivery partners.

The primary focus is portfolio-level transformation of central corridor and exhaust ventilation systems through measurable duct-sealing outcomes, supported by appropriate system upgrades, clear before-and-after verification, and strong alignment with building performance standards and local compliance needs. The role is expected to translate technical findings into an investable business case that connects resident experience, indoor air quality, comfort, and operational cost reduction with financial outcomes such as avoided emissions penalties and improved operating income.

Success requires moving stakeholders beyond simple payback toward rigorous portfolio economics, including internal rate of return and net present value, and coordinating incentive and financing pathways that reduce capital friction for both market-rate and affordable housing owners.

This position is remote with anticipated travel of at least 50%. Candidate must be local to the in NYC or Boston area.

QUALIFICATIONS AND REQUIREMENTS:

· 5+ years of experience selling or developing business in multifamily, performance contracting, energy services, or adjacent building retrofit markets, with a strong track record of closing and influencing portfolio clients instead of one building solutions

· Existing relationships across multifamily and the retrofit ecosystem, including owners, asset managers, property management leadership, developers, owner representatives, engineers, commissioning agents, and program partners

· Strong HVAC fundamentals, with the ability to scope ventilation and exhaust duct sealing opportunities and communicate credibly with engineering, operations, and field stakeholders

· Financial acumen, including the ability to build and defend investment cases using portfolio-level economics, incentive stacking, and measurement and verification concepts

· Comfort presenting to executive leadership and boards, and the ability to navigate competing priorities between local site teams and corporate decision makers

· Salesforce proficiency, including disciplined forecasting, accurate stage movement, and complete activity documentation

· Detail-oriented and accountable, able to manage proposal workflow, approvals, and follow through to close

· Bachelor’s degree in engineering, business, or a related field, or equivalent experience demonstrating strong HVAC technical fundamentals

· Willingness and ability to travel at least 50% in their local territory to partners and customers.

RESPONSIBILITIES:

· Penetrate assigned accounts and leverage our partners, as well as build new relationships, to secure Aeroseal inclusion in active and planned multifamily retrofit projects, with primary focus on ventilation and exhaust duct sealing

· Develop trusted advisor credibility by educating stakeholders on Aeroseal outcomes, ventilation performance, resident impact, and alignment to codes, standards, and building performance requirements

· Build a repeatable portfolio motion, including account planning, prioritization by asset class and geography, and multi-site rollout proposals rather than one-off building selling

· Lead early opportunity qualification and technical scoping, including site walk-throughs and limited field observation as appropriate, and translate findings into an executable scope with in-house estimating and project development teams

· Own proposal quality and outcomes, including executive summary, value narrative, risk register, and coordination of inputs, ensuring submissions meet Aeroseal brand and quality standards

· Coordinate incentive and financing pathways with program administrators, lenders, and ownership teams, including documentation needs and project timing requirements

· Drive internal deal reviews for pricing strategy alignment, scope clarity, delivery feasibility, and accurate value representation, enforcing proposal review and approval policy

· Provide weekly updates to commercial sales leadership on pipeline movement, proposal status, deal risk, and enablement needs, aligning quarterly targets and high-priority opportunities

· Represent Aeroseal at key industry events, speaking opportunities, and thought leadership forums, market rate, and affordable housing and energy program conferences

· Maintain accurate forecasts, meeting notes, account plans, and weekly activity reporting with targets for outreach, meetings, and opportunity creation

COMPENSATION:

The estimated pay range for this role is $100,000 to $125,000. Actual pay is based on various factors including, but not limited to, the successful candidate’s experience, skills, knowledge, and job location. Please note that the compensation details listed in role postings reflect the base salary and do not include bonuses or benefits.
